A listing that earns a premium has reasons behind it. These are mine, with the researchers named.

Color psychology

Guests decide from a thumbnail, and color carries most of that first read. Frank Mahnke’s work in Color, Environment, and Human Response guides which hue goes on which surface, so the room photographs with a point of view and feels the way the photos promised when guests walk in.

Biophilic design

Roger Ulrich showed that contact with nature changes how people feel in a space, and Terrapin’s 14 patterns of biophilic design map how to bring that indoors: real plants, natural materials, and layered, warm light. Reviews mention how a stay felt long after guests forget the square footage.

Aesthetics of joy

Ingrid Fetell Lee mapped ten aesthetics that reliably spark joy, and a strong listing activates several on purpose: energy in the color, abundance in the layers, play in one unexpected moment. The signature moment guests screenshot lives in this pillar, and every package names it specifically.

Share your live listing link and phone photos of each room, in daylight where you can. That covers everything I need to start.

Get your concept

The design happens from your actual space and your actual photos. You see the direction, the palette, and the signature moment before a dollar is spent.

Approve and order

Every piece is real, linked, and priced, and nothing gets ordered without your written yes. Sourcing runs vintage first and every vendor is screened, no exceptions.

Shoot it and list it

You get a shot list built for the new room, so the listing photos do the work every night you are not there.

Yes. The lighting swaps unscrew, the styling travels with you, and the wallpaper add-on prints as removable peel and stick that comes down clean. Everything works within a lease. Nothing structural, ever.

It gets quoted per wall, because walls vary. I design the pattern myself and have it printed as removable peel and stick, so it usually comes in under a comparable designer roll, and the design belongs to your listing alone.

Yes. This service is built to run remotely. Your photos and listing link are the site visit, and everything ships to you.

When you book the Signature Room or the Whole Listing, the specific look I design for you is retired in your market. I keep a record, and I will not sell that room twice in the same area.

Honestly, no. If the plan is to win on the lowest nightly rate, save your money. This earns its fee for hosts who want guests to choose their listing on purpose, remember it, and come back to it. The room is what books the weekend.

You can order straight from the shoppable list the night it lands, or add order placement for $250 per room and I place and track everything, at vendor prices passed straight through. The Whole Listing includes ordering.

The Glow Up delivers within a week of receiving your photos. The Signature Room typically runs two to three weeks from photos to a room ready to shoot, depending on shipping.
